I feel compelled to write to you about my experience with Ben Zelinsky and Chris Poulin in regard to the above property.
I assisted my mother-in-law, Gladys Earley who is the Exectrix of the Estate. We both reside in New Jersey. As I knew it would be a challenge to try to handle things long-distance, I called quite a few realtors before I decided to list the property with Ben and Chris. I cannot express how pleased I am with my decision. The entire process was an absolute pleasure. I would guess that not many Sellers can say that. From day one, they handled this transaction with professionalism, courtesy and even kindness (arranging for the last few items in the home to be donated to a local charity which was dear to Wilma's heart). I was kept informed every step of the way. Not only did they find a Buyer for the home incredibly quick in this uncertain market at an acceptable sales price for the estate, they took care of all the "incidentals" which came up in the inspection process.
I am a real estate paralegal and I know the process of selling a home. It is not often that a Seller comes across a realtor who makes you feel like your transaction is his most important priority. I found that in Ben and Chris and I would recommend them to anyone, anywhere.

It is with great pleasure that I write to you about our recent experience with Chris Poulin and Ben Zelinsky. I interviewed several agents to sell my father’s home. It was without hesitation that I chose them for their professional, personable, and helpful manner. At our very first meeting, they arrived prepared and presented me with useful financial details and demographic information versus glossy photos of themselves (that other agents presented).
It is not often in this day and age that people do what they say they are going to do. Chris and Ben went above and beyond the call of any agents we have ever used. They helped all of us through a difficult time with compassion and genuine care. They watered plants and returned regularly to bring in trash cans. They even managed to get an old abandoned car removed after a year of battling with the city.

I just completed the sale of my home using your agent Chris Poulin as my listing agent. Chris was a pleasure to work with. He worked with us before we listed our home for sale. We were in the process of remodeling our home and Chris made it so much easier. He was able to provide names and numbers for many different contractors. His negotiating skills saved me thousands of dollars on the work I chose to have completed prior to the sale.

We just wanted to drop you a quick note to fill you in our very positive home buying experience. Veronica and I were first time homebuyers so it was especially important to us to take our time and do our due diligence with respect to all areas of the transaction. Having known Chris for years, we were very comfortable with he and Ben, and knew they’d be looking after our interests. Our comfort soon grew to confidence when we experienced first hand the fulfillment of promises made by both Ben and Chris.
We made offers on several houses before finding the place we now call home, and trough the process, Chris and Ben were able to advise us of the potential dangers and risks associated with the process. I am writing to let you know how pleased I have been with the services of Ben Zelinsky and Chris Poulin. We have just completed the sale and close of my 87 year old mom's house in Reseda, and Ben and Chris made this transaction as smooth as it could have possibly been. The challenge for me was that I am the trustee for her estate but I live in San Jose, 350 miles from Reseda. Getting mom’s house ready to sell quickly in December was a tremendous job, and Chris and Ben managed so much of the work for me: getting all the inspections done, getting bids for repairs, overseeing termite work, house painting, yard cleanup and landscaping. In addition, I had to completely clean out her house and find homes for furniture, clothing, books and all her personal possessions in a very short period of time. I could never have done it without Chris and Ben! Not only did they supervise all the work being done on her house, they also took carloads of bags and boxes of books, clothes and miscellaneous items to charity organizations.
Besides being so helpful in getting the house ready to sell, Ben and Chris were great business partners in this transaction. They were extremely knowledgeable about the local market and what would be the best way to sell the house quickly. They were very helpful taking me to see various comparable listings to help me make a decision on the asking price. Once the house was ready to list (after all the work was done), it only took three weeks before we had two offers and a sales contract which met my financial objective.
From the time that I had decided we needed to sell mom’s house, I was very concerned that it might take several months to find a buyer. I was also concerned that I would have to make many trips to Reseda to oversee this process. However, with Ben and Chris’s help, this was a relatively painless process. Knowing that this was a difficult and emotionally challenging event for me, they were great to work with, keeping me informed every step of the way, having daily contact when needed, and taking care of even the little things like making sure our new landscaping was watered! In my lifetime, I have sold and bought several homes, but I have to say that this transaction was the smoothest that I have ever experienced.

After listing our townhouse with another realtor in July 2006, we endured four months in a difficult market without receiving a single offer. As we began to approach a deadline for selling our townhouse, it became apparent that our previous realtor did not have a plan to get the sale accomplished. As a result, we contacted a friend in Santa Barbara who referred us to your office, and we were promptly contacted by Ben Zelinsky and Chris Poulin. Both Ben and Chris were very accomodating of our difficult schedules and made themselves available at all hours of the day to meet and discuss the plan for getting our townhouse sold within a tight timeframe (we only had 2 months!). When we opened escrow they recommended a knowledgeable and experienced property inspector. The property inspection revealed additional problems with the home. As a result I asked for more inspections and ultimately additional credits off of the purchase price. There were many times throughout the escrow process where it looked as though the transaction would not close.
The agent who was representing the seller was extremely difficult and unprofessional. Her attitude was so bad it actually made me reconsider purchasing the property. I am writing you to describe my recent experiences with your firm. I had my property listed for three months with a discount broker. I was not satisfied with the offer they produced. When my contract expired I decided to list my property with Chris Poulin and Prudential California Realty. The commission paid to Prudential was roughly $10,000 higher than what I would have paid the discount broker I was with previously. Chris met with me and detailed the marketing plan that he would use to get my property sold. He took advantage of all possible advertising media including a virtual tour, 24 hour recorded information, newspaper ads, internet websites, open houses, postcards to our neighbors, the MLS, property flyers, etc. Chris produced an offer in 22 days that net approximately $14,000 more than my previous broker's offer, even after paying the increased commission to Prudential. As you are well aware Natalie and I just finished a very arduous and tedious sale of our house where escrow remained open in excess of four months. The buyers, buyer's agent, buyer's lending institutions (the many that he used) were all extremely high maintenance. In addition language barriers, inexperienced realtors on the buyer's side, and 100% financing on the buyers side all added to the complexity.
Through it all, the one rock, the one steady source who never lost sight of the goal and ensured that every issue, and there were too many to mention, got address was Ben Zelinsky. Ben went above and beyond the call and chased every issue, addressed every request of the buyers and their team no matter how miniscule and ridiculous they seemed. Every detail was attended to quickly and in a professional manner not seen in today's world.
Natalie and I have our own real estate investment company and have dealt with many transactions. While every one is different, this was clearly the most difficult and time consuming of any. Ben was our guiding light constantly reassuring us that the ever mounting issues could be addressed one by one. There were many times we gave up hope, but Ben never once gave up. He even went so far as to honor my request of a meeting of all involved to get to the bottom of the issues. To no one's surprise the buyer's team was a no show. However, as you are well aware, Ben pulled yourself, Marilyn and Jeff together to talk strategy and decide on the best course of action. In the end, your team was correct, and when all was said and done it worked out for the best.
Needless to say, a tremendous thank you goes out to your team and escpecially Ben for navigating the treacherous waters that can occur with a difficult, marginally approved buyer in a market that has suddenly cooled. Truly an outstanding job pulled off by everyone involved. Kudos! Please realize you have one of the best agents I have come across!
